Efficient Infrastructure Solutions Lead to Significant Cost Savings for High-End Retirement Development

Introduction

Our client embarked on the development of a high-end retirement home in an affluent area, seeking to create a space that balances cultural and heritage values with modern comforts. The project involved constructing 59 apartments across five buildings, designed to offer residents a calm and relaxing atmosphere. To achieve this, the client needed a reliable partner to manage the complex infrastructure needs of the development.

Our Challenge  

The project required the installation of multi-utility connections, including electricity, gas, water, and telephone services. The client faced the challenge of coordinating multiple services while ensuring that all installations met the required specifications and regulations. Additionally, the need to manage the integration of these utilities across the large site presented logistical challenges, especially in controlling costs and maintaining the project timeline.

Our Solution

To address these challenges, our comprehensive turnkey infrastructure services included:

  • Multi-Service Installations   

We installed electricity connections, including MSDBs (Main Switch Distribution Boards) for residential apartments and an ISU (Intelligent Service Unit) for landlord services. This included CT (Current Transformer) chambers and CTs to ensure accurate metering.

  • Gas Infrastructure
We laid 125mm, 90mm, and 63mm low-pressure gas mains from the main road into the site, covering over 250 metres. Our team also installed manifold gas services across the buildings to serve various apartments in communal meter rooms.

  • Water Supply Management

We installed private water mains, including 288 metres of 110mm, 90mm, and 63mm pipes, ensuring compliance with the Water Supply Act through full chlorination and testing.

  • Metering and Telecom Services

Our team handled the installation of all gas, electric, and water meters, along with on-site telephone and data ducts to Openreach specifications. We also managed the off-site Openreach connections to ensure seamless integration.

  • Cost Efficiency and Design Optimisation

By working closely with the client's M&E (Mechanical and Electrical) Consultant, we provided advice on design improvements that enhanced sustainability and cost efficiency. This collaboration led to significant direct savings of over £33,000 in clean water and wastewater infrastructure charges and more than £5,000 through effective water infrastructure design. Additionally, we achieved direct savings of over £75,000 in electricity reinforcement costs.

  • Coordination of Complex Utilities

We managed the coordination of all utilities, ensuring that each service was installed according to plan, and mitigating any potential delays or issues.

The result

The project was successfully completed on time and within budget. Our efficient management of utility services not only ensured smooth integration but also delivered significant cost savings of over £100,000. The client valued our streamlined approach, which simplified the coordination of complex utilities and contributed to the overall success of the development.
